Off-Campus Accommodation

Desaria Villa Condominium is one of the popular off-campus accommodations for International House students. It is located in Cyberjaya and is within easy reach to the Kajang and Putrajaya townships, where students can carry out banking, money exchange and other transactions. The strategic location gives Desaria residents easy access to popular shopping centres like Sunway Pyramid, IOI Mall, Alamanda Putrajaya, and the Mines Shopping Fair. Regular bus services are available to facilitate students' travel from Desaria to bus terminals and LRT train stations that will ferry them to the Kuala Lumpur city centre.

Enjoy a value-for-money accommodation at Desaria that offers options ranging from twin sharing room, single room or customised apartment unit with the choice of either air-cond or non air-cond units. Each unit is comfortable and attractively furnished with essential items such as single beds with mattresses, study tables and chairs, cupboard, lighting and fans. There will be a 24-hour security service to ensure the safety of students and safeguard the premises. For the convenience of Limkokwing students, there are also daily shuttle bus services to and fro from Desaria to the campus, which is a five minutes ride away.

Terms & Conditions for Residential Occupancy

1. Students must pay two (2) months deposit and five (5) months rental in advance (non-refundable) for a five (5) months tenancy before they move in the accommodation. Failure to fulfill the payment requirement (2+5) may result in students not allocated a room.
2. Deposit paid is refundable upon completion of the five (5) months tenancy by submission of written notification two (2) months in advance prior to expiry of tenancy. Amount of deposit refundable is subject to deductions against short notice, overstaying, breakages, repairs, utilities arrears and others. Processing of the refund will take two (2) months from the date of submission of official Refund Form upon check-out (keys must be returned & check out procedures must be done at the Warden's office).
3. RM100 processing fee is chargeable for student's request to change a room (subject to availability). An administration fee of RM150.00 will be charged for processing of refund.
4. Recovery of keys locked in the room will be charged a service fee of RM10.00. Replacement of lost keys is chargeable at RM20.00 per set. Replacement of access card is chargeable at RM50.00 per card.
5. Limkokwing University is not liable for any loss or damage to student's personal valuables, documents or belongings.

Termination of Tenancy

1. Prior to completion of five (5) months stay
   It is mutually agreed that in case the student wishes to terminate the tenancy agreement prior to the expiry of the five (5) months tenancy that this will result in the advance rental being forfeited.
2. o complete five (5) months stay
   Student must give the International Services Office two (2) months advance notice in writing by submitting the Check-out Notification Form and presenting the Official Receipt for verification.
3. Staying beyond expiry of tenancy
   A minimum of RM50.00 daily rental or the maximum of one month's rental is chargeable to students who stay for less than a month beyond expiry of tenancy without renewal of tenancy.

Basic House Rules

All residents for off-campus accommodation must adhere to the basic house rules. These include:

• No loud music or noise that may disturb neighbors
• No consumption of drugs and alcohol
• No visitors after 10 pm
• No pets or animals

* It is compulsory for ALL International students to stay at the accommodation for their first semester of studies (5 months).

Termination of Accommodation Contract:

1. In the event that the student wishes to terminate his/her tenancy agreement prior to the expiry of the 5-month tenancy agreement will result in a forfeit of both the rental and the deposits paid will be forfeited
2. If the student wishes to terminate the tenancy agreement after completing the five-month stay, he/she must give the International Student Centre a written notice at least 1 month in advance
